Here are the most significant trends:<\/p>\n\n\n\n<div style=\"height:40px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h3 class=\"wp-block-heading\">1. <strong>Moderate price increases<\/strong><\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>In the first quarter of 2025, house prices rose by +1.5 % quarter-on-quarter and +3.2 % year-on-year, corresponding to a real increase of 2.8 %.<\/li>\n\n\n\n<li>W\u00fcest Partner forecasts an average increase of 3-4 % nationally in 2025, with a slight slowdown to 2-3 % in 2026-27.<\/li>\n\n\n\n<li>Engel & V\u00f6lkers confirms similar estimates: +3.4 % for condominiums and +3.0 % for single-family homes.<\/li>\n<\/ul>\n\n\n\n<div style=\"height:40px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h3 class=\"wp-block-heading\">2. <strong>Strong demand and insufficient supply<\/strong><\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Resident population grew at +1.7 % in 2023 (plus 146 900 people), driven by immigration, with over 80 000 new residents estimated in 2024<\/li>\n\n\n\n<li>The national vacancy rate fell to record levels (around 1 % or less), with peaks of 0.58 % in Zurich and Geneva.<\/li>\n\n\n\n<li>Although building permits have increased, many constructions are delayed or postponed, keeping supply below demand.<\/li>\n<\/ul>\n\n\n\n<div style=\"height:40px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h3 class=\"wp-block-heading\">3. <strong>Rents up, but with expected discounts<\/strong><\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>New rents increased by +1.8 % quarter-on-quarter and +2.4 % year-on-year in Q1 2025.<\/li>\n\n\n\n<li>In Zurich and Geneva, new rents are growing faster (Zurich: +1.9 %; Geneva: +2.2 %).<\/li>\n\n\n\n<li>The cut in the reference rate by the SNB (around 0.5 %) could allow contractual reductions of up to -2.9 % in current rents.<\/li>\n<\/ul>\n\n\n\n<div style=\"height:40px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h3 class=\"wp-block-heading\">4. <strong>Peri-urban areas and prime locations<\/strong><\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Expensive cities such as Zurich, Geneva, Lausanne and Basel drive buyers towards well-connected and less crowded locations, such as Glattal, Aargau, March-H\u00f6fe or Lucerne.<\/li>\n\n\n\n<li>In 2025, average prices in Zurich city are CHF 18,698\/m\u00b2 (+11 % over 2023-25), while in Glattal they are CHF 12,133\/m\u00b2 (+5 %).<\/li>\n<\/ul>\n\n\n\n<div style=\"height:40px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h3 class=\"wp-block-heading\">5. <strong>Foreign interest in Alpine resorts<\/strong><\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Resorts like Andermatt, Wengen and Verbier attract international investors thanks to favourable tax agreements, year-round tourism infrastructure and fewer restrictions thanks to the Lex Koller exemption.<\/li>\n\n\n\n<li>In Andermatt in 2025, applications arrived for more than 1,260 flats from US buyers, with a sales and deposit value of around CHF 14.2 million, almost double the previous year&#8217;s figure<\/li>\n<\/ul>\n\n\n\n<div style=\"height:40px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>In summary:<\/strong><\/h3>\n\n\n\n<p>If you are buying, selling or considering investments in Switzerland, here is what to keep in mind:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Expect moderately rising prices but continued pressure for limited supply.<\/li>\n\n\n\n<li>Demand is stronger in certain cantons: Zurich, Lucerne and peri-urban areas are on the rise.<\/li>\n\n\n\n<li>Low mortgage rates make buying more affordable, especially for investments.<\/li>\n\n\n\n<li>Luxury Alpine locations continue to attract international buyers, especially from the US.<\/li>\n<\/ul>\n\n\n\n<p class=\"has-text-align-right\"><a href=\"http:\/\/www.anfina.ch\">Your anfina<\/a><\/p>\n<div class=\"casawp-legal__page casawp-legal__page--imprint\"><p>\n\t<strong>anfina immo ag<\/strong>\n\n\t\t<br>Flobotstrasse 3\n\n\n\t\t<br>8044 Z\u00fcrich\n\n\t\t<br>Schweiz\n<\/p>\n<p>\n\t\tPhone +41 43 541 23 60\n\t\t<br><a href=\"mailto:info@anfina.ch\">info@anfina.ch<\/a>\n\t\t<br><a href=\"http:\/\/www.anfina.ch\">http:\/\/www.anfina.ch<\/a>\n<\/p>\n\n\t<p><br>UID: CHE-196.432.915 MWST<\/p>\n<br>\n<p><strong>Realisation<\/strong><\/p>\n<p><strong>Casasoft AG<\/strong><br>\nThurgauerstrasse 36<br>\n8050 Z\u00fcrich<br>\n<a href=\"https:\/\/casasoft.ch\" target=\"_blank\">www.casasoft.ch<\/a><\/p>\n<\/div>","protected":false},"excerpt":{"rendered":"<p>Dear Reader,the Swiss real estate market in 2025 shows stability and dynamism, but also strong territorial imbalances.
